ZUMBA

 

 

Aerobic/fitness interval training with a combination of fast and slow rhythms that tone and sculpt the body.  Zumba is a “feel-happy” workout that is great for both the body and the mind.

A balanced combination of sustained poses with attention to basic alignment and therapeutic principals.  Mindfulness, observing breath and body are an integral part of this class.

 

The above activities will be facilitated by competent instructors of Befit Gym Management.

 

Kindly contact our Reception or Admin Office for reservation.  Registration Fee is at Php 200 per person per session.

Repainting, Resealing and Cleaning of Exterior Walls and Windows of the Building

As part of our ongoing maintenance efforts and to maintain the integrity and value of our property, please be informed that Repainting, Resealing and Cleaning of exterior walls and windows of the building is scheduled to start on March 5, 2018 which will last for approximately 80-90 days.

 

Please note that scope of works includes exterior window glass cleaning, application of sealant on glass panels and pre-cast groves if needed and repainting of all exterior walls and airwells.

Revised Association Dues in relation to Train Law

TO                          :               OUR VALUED RESIDENTS

SUBJECT               :               REVISED ASSOCIATION DUES AS PER TRAIN LAW

 

Kindly be informed that in line with the new Tax Reform for Acceleration and Inclusion Law or the TRAIN Law, condominium dues are now exempted from the Value Added Tax or VAT effective January 1, 2018.

 

Please note that Revenue Memorandum Circular 65-2012 which was also released by BIR last 2012 states that association dues are vatable and requires us to deduct the VAT imposed on us by suppliers (Input VAT) from the VAT we collect from the members (Output VAT). 

 

With the TRAIN law, the VAT will no longer be collected from the members, however, we still have the responsibility to pay VAT to our suppliers which they are charging to us.  Computations were done on this effect and we are adjusting the association dues starting January 2018 by reducing it to Php 4.90 per square meter or from Php 78.40 to Php 73.50  per square meter per month.  Please see below table that shows the revised association dues computation:

This reduction though not for the full 12% is necessary in order to compensate for the VAT expense that could affect the association’s finances negatively.  We hope to be able to maintain the same level of service that we render to our residents.

 

We are pleased to inform you that the Board has also approved to extend the deadline for the 5% discount privilege for those who wish to settle their 2018 annual association dues in full.  The new deadline of payment will now be on March 15, 2018.

 

For those who paid in advance and have paid VAT, may we request to please send back the Official Receipt that was issued to you for replacement.  You have the option to refund or apply the VAT paid as your advances or credit in your succeeding billings.

New Car Sticker for 2018

           Reference No. TAC 004-01-2018

 

TO                          :               ALL  OUR VALUED RESIDENTS

SUBJECT               :               NEW CAR STICKER FOR YEAR 2018

 

 

Please be informed that the new Car Stickers for this year are now available at the Property Administration Office.

 

Below are the requirements that a resident must submit prior to release of sticker:

·         Accomplished Car Sticker Application Form (please see attached)

·         Photocopy of Official Receipt (OR) and Certificate of Registration of the vehicle (CR)

 

Schedule of Fees are as follows:

1st to 3rd Car Sticker

P 150.00

4th and Succeeding

P 200.00

 

If your vehicle is already registered with the PMO, please submit Application Form with the payment.

 

As part of security process, our Security Personnel will be the one to put the sticker in the vehicle upon submission of the Original Receipt issued by the Administration Office.  The sticker must be placed in the lower left portion of the windshield. 

 

Our target to issue all car stickers and implement the NO STICKER, NO ENTRY policy is on February 22, 2018.

 

This implementation is in accordance with our security program that only authorized vehicles will enter and park inside The Address at WackWack.
